What Is Intent to Move Data?

Intent to Move data is a consumer marketing dataset that identifies U.S. households showing behavioral signals consistent with planning a residential move. These signals are gathered from multiple real-world sources — property listings, deed filings, utility records, and online research patterns — and matched against a national household graph.

The result is a ranked, scored list of households likely to relocate in the coming weeks or months. It is not a guarantee — it is a marketing prioritization tool that lets you concentrate your budget on the households most likely to need your product or service right now.

Unlike a new mover list — which tells you who has already moved — Intent to Move data lets you reach households before the move happens. That means reaching them while brand loyalty is lowest and purchase intent is highest.

The Timing Advantage

The 4-Month Opportunity Window

Moving households are in a uniquely open buying state. Brand loyalty drops, contracts expire, and major purchases happen in a compressed window. Miss it and you wait years for the next opportunity.

The Intent Propensity Score

Every Intent to Move record carries a 1–100% Intent Propensity Score — a proprietary likelihood measure based on the recency, volume, and source diversity of the signals detected for that household.

Unlike binary in-market flags used by most data providers, our score lets you tier your marketing investment — allocating premium direct mail or personalised outreach to the 90–100% band while running broader awareness campaigns to mid-range scores.

Intent Propensity Score — Tier Guide
Very High Intent90–100%

Multiple recent signals. Actively listing, in contract, or mid-move.

High Intent70–89%

Strong signals. Listing research, mortgage inquiries, moving quotes.

Medium Intent50–69%

Early-stage signals. Home value lookups, neighbourhood research.

Emerging Intent1–49%

Initial signals detected. Wider net for brand awareness campaigns.

The score is a marketing prioritisation signal only. It does not constitute a prediction, guarantee, or consumer report.

What Makes Our Intent Data Different

Consumer-Focused, Not B2B

Most intent data providers target B2B sales teams. LeadsPlease Intent to Move is built for B2C marketers reaching individual U.S. households — with postal addresses, not just company domains.

Scored 1–100%, Not Just a Flag

We don’t just tell you someone “might be moving.” We score every record 1–100% so you can concentrate your budget on the households most likely to act.

NCOA-Processed Addresses

Every postal address is run through USPS NCOA monthly and CASS-certified before delivery. You get a deliverable address — not a stale one that bounces your direct mail piece.

Multi-Source Signal Aggregation

We combine deed filings, MLS listing activity, utility signals, and behavioural research data. More sources means more coverage and fewer false positives.

Frequently Asked Questions

Intent to Move data is a consumer dataset that identifies U.S. households showing behavioral signals consistent with planning a residential move. These signals — drawn from listing activity, deed filings, utility connections, and online research patterns — are aggregated and scored to produce a ranked list of households most likely to relocate within the coming weeks or months. It is a marketing prioritization tool, not a predictive guarantee.

LeadsPlease aggregates intent signals from multiple real-world data sources: property listing activity (homes listed for sale or rent), recorded deed filings, utility connection and disconnection records, mortgage application research behavior, and online search activity related to moving, mortgage, and home services. Each signal is matched against our national household graph and scored using our Intent Propensity model.

The Intent Propensity Score is a 1–100% likelihood score assigned to each household in our Intent to Move dataset. A score of 90–100% indicates strong, recent, multi-source signals consistent with an imminent move. A score of 50–70% indicates early-stage research behavior. Marketers can filter by score threshold to reach the highest-intent households first, or cast a wider net by including mid-range scores.

Intent to Move signals are typically detected 30 to 90 days before a household physically relocates. The full decision-making window — from early research through the first 60 days in a new home — spans approximately four months. This window is when households are most likely to switch service providers, make major purchases, and respond to new marketing outreach. Responsiveness to offers drops significantly once the move is complete.

A new mover list identifies households that have already moved — after the address change has been processed through NCOA or public records. Intent to Move data identifies households that are likely to move before it happens. This means you can reach them during the decision-making phase, when brand loyalty is at its lowest and purchase intent is at its highest — not after they’ve already settled in with your competitors’ products and services.

The highest-impact verticals are mortgage lending, real estate, moving and storage, home insurance, utilities (internet, cable, electricity), home improvement, furniture retail, solar, and local home services. Any business whose customers are more likely to switch providers or make major purchases in the weeks before and after a move stands to benefit.

Each Intent to Move record includes: full name, NCOA-processed postal address, phone number, email address, age, estimated household income, home value estimate, trigger category (what signal was detected), signal date, and an Intent Propensity Score from 1–100%. All postal addresses are CASS-certified and DPV-confirmed before delivery.

Yes. Intent to Move records can be used to build custom audiences for Facebook, Instagram, and Google display campaigns via address-based audience matching. You can run coordinated direct mail and digital campaigns to the same household — reinforcing your message across channels during the move decision window.
